Nothing. My service is free to you as the borrower. I’m paid a commission by the lender when your loan settles, a standard industry arrangement that doesn’t affect the rate or product you receive. Under Best Interests Duty, I’m legally required to recommend the loan that’s in your best interest regardless of which lender pays more.
When you go to your bank, you’re choosing from one lender’s products and speaking to someone paid to sell them. I compare products across a broad panel of lenders, do the analysis for you, and am legally required to act in your best interest. The result is usually a better rate and better features, with far less effort on your part.
Pre-approval can often be arranged within a few business days once documents are in order. Formal approval typically takes 2 to 4 weeks depending on the lender. Settlement then follows at the date in your contract. I keep you updated at every step, no silence, no chasing.
